As part of the initial design stage, we will assess whether your project can be designed to comply with PD rules. Where possible, this can save time, reduce risk, and avoid unnecessary planning costs. If PD is not suitable, we will explain why and manage a full planning application on your behalf.

Our role is to lead the layout and planning stages of your extension. Once we have an agreed design and, where required, planning approval, an architect or architectural technician develops the scheme into detailed building regulations drawings and specifications.

Most standard residential planning applications take approximately 8 to 12 weeks for a decision from the local authority once submitted. However, the preparation phase (surveys, drawings, and consultation) usually takes 4-6 weeks beforehand. We manage this timeline to ensure submissions are complete and accurate to avoid delays.
